Frankly, this is the part of my job I love the most. We get to go and search the city together for just the right home for you. I know this town, the neighborhoods and buildings, and I will listen carefully to your needs, desires, and dreams so that we find the perfect fit.
DO BUYERS NEED A BROKER? Yes, absolutely! Apart from having someone else to handle all the (extensive) legwork of finding the right property, to guide you through making an offer, and to negotiate on your behalf, there's another reason that's just as important.
Let's face it: New York City has the strangest style of buying property in America. The great majority of buildings are "co-ops" which require an application process second to none. My experience navigating this process, combined with my extensive knowledge of many specific buildings and their quirks, will ensure that you have the best odds of success.
DOLLARS AND SENSE. When you work with me as a Buyer's Broker, it does not cost you anything. Zip. Nada. My compensation comes from the Seller's commission. But it's still my job to work solely in your interest and make sure you get the property you want at the best price and with the right terms.
What you can expect
When you work with me as you Buyer's Broker I will:
- Listen carefully to establish your criteria and priorities
- Evaluate your finances to help you find the right match
- Schedule viewings and open house schedules and accompany you to view properties
- Analyze the proper pricing for a property to determine its value for bidding
- Prepare your offer, including required documentation, to maximize your chances of winning the bid
- Negotiate on your behalf to get you the best possible terms (financial requirements, closing dates, etc.)
- Refer and manage other real estate professionals (including attorneys, lenders, inspectors, etc.)
- Prepare your board application package in the most professional manner
- Guide you through the board approval process and closing
